CONDO CONVERSION PROJECT COMES TO MAITLAND

Maitland will soon be the site of two new condominium conversion projects.

The Bainbridge Companies LLC, a Wellington-based commercial and residential real estate firm, is converting The Alexan Club at Maitland Center and The Alexan at Maitland Crossing. The communities are being renamed Visconti and Bella Terra.

Located south of Maitland Boulevard, Visconti features 191 one-, two-, three- and four-bedroom luxury tri-level townhomes, while Bella Terra offers 360 garden villa homes ranging from one to four bedrooms.

Both communities feature gated entry, in-residence video monitoring of the children's playground, plus on-site concierge services and Monday through Friday door-to-door garbage pick-up. Buyers at both communities will have multiple upgrade options. Among them are granite countertops in kitchens and bathrooms, hardwood floors, crown molding, oversized 18-inch ceramic or porcelain tile flooring throughout the homes, and a stainless steel appliance package.

Prices for Visconti and Bella Terra range from the low $100s to the high $200s. Pre-sales interest in the communities has been substantial, with more than 3,000 potential residents registered as priority buyers, according to Visconti and Bella Terra Sales manager Kimberly Suedmeyer.

Sales and marketing is being handled through Coldwell Banker The Condo Store, one of the market leaders in the sales and marketing of condominiums, lofts, luxury high-rises, cluster and townhomes. Coldwell Banker The Condo Store is owned and operated by Parsippany, N.J.-based NRT Inc.

The Bainbridge Companies announced the acquisition of The Alexan Club at Maitland Center and The Alexan at Maitland Crossing, two premiere rental market apartment communities located in the growing business sector of Maitland, Florida. The Trammell Crow Residential communities, built in 2000, were acquired in a joint venture with an institutional partner, in an excess of $100 million, with the acquisition financing provided by an affiliate of Lehman Brothers.
